Buiding a Custom Home can get you your Dream Home within your budget. 

Lots of questions to answer though.
What will everything cost? How long will it take? How much down payment do I need? Do I buy the Land first or wrap everything into a Custom Construction Loan? How do I find a Builder, a lender?  

Utilizing a team approach is the best way to ensure the property and home will work for you.
At Landman Inc we can help you build that team. 

Choose a Custom Home Builder who has been around through good and bad markets. Has built homes on the type of property you are purchasing, and has experience with the City or County regulations and practices. 

Second - choose the right lender for your project. Not all lenders do Land loans or Custom Construction loans. Even here, an experienced loan officer is crucial. We know the lenders and can help with options. 

Third - House Plans: Deciding between an Architect, modifying a stock home plan, or having your floor plan drawn from scratch. This will depend on your budget and other variables. 

What will everything cost? While looking for Land to build on - we at Landman Inc will assist you with building a 'general budget'. This will help you look for Land in your price range and still build on it.  

General budget will include: septic - sewer, water - well, power, clearing, permit fees, sensitive area studies, surveys, drainage, home per square foot, land price, bank fees, interest rates, etc. 

When we find the right piece for you, we will fine tune that 'budget' and bring in the Builder to consult in assisting with the decision to buy.

One of the sayings from the "gold-rush" days--"Them that's got the gold, sets the price!"--is also a principle that applies to real estate. We say that a house is only worth what someone will pay for it, even though the owner, the bank, and the agent all have their own opinions about the "market value" of a home. In other words, no sale ever takes place until the buyer agrees with the price.

How can sellers arrive at the maximum "fair" price that buyers are willing to pay? Buyers (and appraisers) make their decision based on comparisons. While shopping for a home, buyers will visit many similar homes in their price range and measure the features of each one against the price. They decide which house offers them the maximum value for the price. Buyers do not expect a home to be a "steal" or dramatically under-priced, but they do expect it to be a fair value.

Sellers must determine the value that their home offers in order to arrive at the right price. The real estate agent will advise the sellers what buyers should be willing to pay for their home, but the asking price is set by the seller.
